Gateway review board approves site plan for 1 million square-foot distribution facility in Beloit

The blueprints are coming together for the potential future home of an Amazon distribution center in Beloit.

The Gateway Business Park Review Board voted to approve the site plan for the 1 million square-foot facility Thursday afternoon.

The facility is being developed by Seefried Industrial Properties, and the City of Beloit has not yet finalized an agreement with Amazon to be the tenant.

In October, the Beloit City Council approved the development agreement, which allows Seefried to conduct initial grading and plumbing work on the site.

Director of Planning and Building Services Drew Pennington said the site plan approved Thursday includes hundreds of loading bays, separate driveways for trucks and passenger vehicles, stormwater management and landscaping.

He also indicated the facility will add a stop along the Beloit Transit System in the front of the building, and the developer is currently drafting a traffic study for the site.

The property will include spruce, pine and fir trees in the landscaping, along with what Pennington called “extensive” prairie areas with taller grasses and wildflowers.
